These three are often confused, and being sold the wrong one is the most common way Singapore households overpay. Here is the honest difference.
Normal servicing ($55 for 1 unit) is the minimum we offer. We dismantle the roller and blower, clean the filter, coil and drainage, flush, and do a basic check, about every 3 months. Basic servicing (a vacuum and a check only) is not offered. A chemical wash (from $135 for 1 unit) dismantles the roller, fits a water tray and cover, applies chemical to the coil and blower, rinses, flushes the drainage and tests. A chemical overhaul (from $200 for 1 unit) takes the whole wall unit off the wall, strips it, chemical-washes every part, then reassembles and tests it.

How often should you chemical wash in Singapore?
Because Singapore averages around 84% humidity all year, coils foul faster here than in cooler, drier climates. For a typical home, plan on a chemical wash every 6 to 12 months, on top of routine 3-monthly general servicing.
Go every 6 months if anyone in the home has allergies or asthma, if the aircon runs 8 or more hours a day, or if you have pets. A lightly used guest-room unit can stretch closer to 12 months. If you can already smell mustiness or cooling has dropped, do not wait — that is the coil telling you it is overdue.

Our chemical wash is $135 for 1 unit, $245 for 2, $345 for 3 and $425 for 4 units, then $100 for each additional unit from the fifth onwards. The more units washed in one visit, the lower the per-unit rate, because the technician is already on-site.
The figure you are quoted is the figure you pay. Every wash includes the 9-point pre-check, the anti-bacterial treatment and a 90-day workmanship warranty. If the pre-check uncovers a separate problem such as low gas or a worn part, we quote it transparently before doing anything — you are never charged for work you did not approve.
Why the cheapest chemical wash can cost you more
Chemical wash prices in Singapore vary widely, and the lowest quote is often the most expensive in the long run. Cheap operators sometimes use harsh or generic chemicals that corrode the aluminium fins, skip the drainage treatment so the musty smell returns within weeks, or rush the rinse and leave residue that speeds up regrowth.
