Sengkang and Punggol are among Singapore's newer HDB towns, and that single fact changes most of what matters when you book aircon servicing there. The flats are younger, so the systems in them are younger. A lot of the units were installed by the same handful of contractors within a few years of each other, and they are now hitting the age where the first real maintenance decisions get made — not "is it broken", but "is a wipe-down still enough, or has this gone past that".

What a general service covers
A general aircon service is routine maintenance, not repair. It covers a filter clean, a coil wipe, a drainage flush and a gas check. That is the whole job, and it is the right job roughly every three months for a unit in normal household use.

The per-unit price drops as you add units because the travel and setup are the same whether we open one fan coil or five. A four-unit system at $115 works out to $28.75 a unit against $45 for a single — which is why doing the whole flat in one visit is almost always better value than doing the bedroom now and the living room "next time".
Every service booking includes a 9-point pre-check. That matters more than it sounds: the pre-check is what tells you whether servicing will actually fix the complaint you called about, before you have paid for servicing. A cheaper visit that skips it can leave you paying for a clean that was never going to solve a gas or electrical problem.
Younger flats, younger units — check the warranty first
This is the one piece of advice specific to the north-east that we would give before any other. If your flat is recent and the aircon went in with the renovation, there is a fair chance the installation still carries a workmanship warranty from whoever fitted it, and the equipment may still be inside its manufacturer warranty.
Those two are separate things and they cover different failures. Installer warranty covers the work — the piping, the brackets, the drainage fall, the electrical connection. Manufacturer warranty covers the equipment itself. A drainage leak two years after installation is usually an installation question; a failed PCB usually is not.
Before you pay anyone for a repair on a young system, dig out the renovation paperwork and check what is still live. We would rather tell you to claim it than take the job. Routine servicing is different — that is maintenance, it is your responsibility as the owner, and no warranty covers it.
When a wipe-down is no longer enough
The picture at the top of this article is a blower barrel taken out of a unit that had been getting general servicing only. The fins are packed solid. Once fouling gets into that state, wiping the visible surfaces does very little, because the airway itself is what is blocked — the air cannot get through the wheel and the coil at the rate the design assumes, so the room stays warm and the compressor runs longer to compensate.
That is the point where a chemical wash earns its cost. It is deep coil cleaning that removes mould, biofilm and the stubborn grime a general service cannot lift, and it is normally a 6 to 12 month job rather than a quarterly one:
- Chemical wash — $135 (1 unit), $245 (2), $345 (3), $425 (4), $100 per unit from 5
- Chemical overhaul — $200 (1 unit), $370 (2), $515 (3), $640 (4), $150 per unit from 5
The overhaul goes further again: the fan coil comes off the wall and is dismantled for cleaning, rather than being cleaned in place. It is the right call for units that have been neglected for years or that smell no matter how often they are serviced. It is the wrong call — and an expensive one — for a unit that simply needed a wash.

Gas: check the label, don't guess
If cooling has faded gradually over weeks, gas is a possibility. Our top-up prices depend on what your system runs:
- R32 — $170
- R410A — $130
- R22 — $115
Most units sold in recent years run R32, older ones R410A, and R22 belongs to systems old enough that replacement is usually the better conversation. Do not assume from the age of the flat — the label on the outdoor unit tells you, and it takes ten seconds to read.
One caution worth repeating: a sealed system is not supposed to consume gas. If yours needs topping up every year, the gas is leaving somewhere, and paying for another top-up is buying time rather than fixing anything.
Access, ledges and scheduling
Most of the practical friction in a north-east service visit is about access rather than the aircon. The outdoor unit usually sits on a ledge off the service yard, and how easy it is to reach decides how long the visit takes. Units on a high floor with an awkward ledge are genuinely harder and slower to work on than ones at arm's length from the yard.
Two things help. Clear the service yard before we arrive — laundry racks, storage boxes and drying poles are the single most common delay. And if your unit sits somewhere unusual, say so when you book rather than when we are at the door, so the right timing gets allocated.
Standard transport anywhere in Singapore is included in the published price, so there is no north-east surcharge and no minimum-distance nonsense. Quoted prices apply seven days a week within standard hours.
What to ask before booking anyone
Prices for aircon servicing in Singapore vary far more than the work does, and the gap is usually explained by what is left out rather than by efficiency. Three questions separate most of it:
- Is there a pre-check, and is it included? Without one you can pay for a service that was never going to fix your problem.
- Is the quoted price the final price? Ask specifically about chemicals, gas and disposal.
- Is there a workmanship warranty? If the answer is vague before the job, it will be vague after it.
