Almost every aircon installation quotation in Singapore has a line that reads something like electrical wiring and isolator connection. Most people read that and assume the electrical side is handled. Then the installer arrives, looks at the service yard, and says the words that move the number: "there is no point here."
That is not a scam and it is not a surprise charge invented on the day. It is the difference between connecting to a supply that already exists and creating a supply that does not โ two genuinely different jobs, done by two different trades, under two different sets of rules. This is how to tell which one your flat needs, before you pay a deposit.
What "electrical wiring and isolator connection" actually covers
On a standard installation, the electrical work in scope is the wiring between the indoor units, the outdoor unit and the point that feeds them, plus the isolator โ the local switch that lets the machine be made dead for servicing without killing the whole circuit. That is the wiring of the aircon system.
What it assumes is that there is somewhere to plug into or wire back to: a dedicated point at the ledge, the service yard or the balcony, on a circuit with enough capacity for the system you have bought. Where that point exists, the electrical side really is included, and there is nothing more to discuss. Where it does not exist, someone has to run a new circuit from the distribution board, and that is not aircon work at all. It is electrical installation work.
Who is allowed to do it
Under the Electricity Act, new wiring, an extension to an existing electrical installation, or work at the distribution board must be carried out or supervised by a Licensed Electrical Worker โ an LEW licensed by the Energy Market Authority. EMA publishes the register of licensed workers, so this is checkable rather than a matter of trust.
An aircon technician is not automatically an LEW, and a good one will tell you so rather than quietly running a cable. This is the honest reason the conversation happens on the day: the installer can connect a machine to a supply, but the supply itself is somebody else's licence on the line.
If you are renovating at the same time, this is usually free money โ the renovation contractor already has an electrician on site, and adding one dedicated circuit while the trunking is open costs a fraction of doing it later as a standalone visit. That is one of the strongest arguments for getting the aircon sequence right during a renovation.
The four flats where this comes up
Older flats with no point at the ledge. A flat built before split systems were the default was never wired for one. There is a light point, maybe a socket in the kitchen, and nothing at all where the condenser is going to sit. Flats where the previous system was fed off something borrowed. This is the one worth checking before you buy. An old unit running off a socket in the service yard, with a cable through a window frame or under a door, looks like a working supply and is not one. Replacing the machine does not fix the wiring; it just moves the problem to a newer, bigger load.
Upgrades from a small system to a large one. A System 4 or 5 is not the same electrical proposition as a single unit. More indoor units means a bigger condenser, and the question stops being "is there a point" and becomes "will the circuit and the board carry it". That is a question with a measurable answer, and it should be answered at the survey rather than assumed.
Condos and landed homes with the outdoor unit far from the board. Distance is cable, and cable is cost. The work is no more complicated, but the run has to be planned along a route that can actually be trunked and inspected later. On landed properties this compounds with the other things that change on a landed installation.
What an extension cord does not solve
An air conditioner is a fixed appliance with a motor that draws hard on start-up, sitting outdoors, in a country with 80 to 90 per cent humidity and driving rain twice a day. An extension cord, a multi-way adaptor or a socket shared with the washing machine is not a supply for it. The failure modes are not theoretical: heat at the connection, nuisance tripping that gets misdiagnosed as a fault in the machine, and a cable in a place where water will eventually reach it.
It is also worth knowing that a unit switched off by its remote is not electrically dead. That is exactly what the isolator is for, and it is why we tell people to switch off at the isolator or the breaker before touching a filter, not at the remote.
Five things to settle before you pay a deposit
- Is there an existing dedicated point where the outdoor unit will go? Not "is there power nearby" โ is there a point, on a circuit, intended for this. Ask the installer to say which one he intends to use.
- If there is not, who is running the new circuit, and are they an LEW? Get the name. It is a licence you can check.
- Is the isolator included, and where will it be mounted? It should be reachable without a ladder and without leaning out over a ledge, because someone will have to use it.
- Does the quotation say "electrical connection to existing point" or does it include new wiring? Those are different sentences and different prices. The distinction is the whole article.
- Is the board being touched at all? If a new breaker is going in, that is DB work, and it changes who has to be on site.
These are the same questions that separate a real quotation from an advertised headline figure. Why we check it at the survey
A site survey exists to convert assumptions into observations. On the electrical side that means looking at where the condenser will sit, what feeds it today, what the board looks like, and whether the route for a new cable is one that can be trunked neatly rather than draped. Where an older flat needs an isolator or a dedicated point added, we would rather find it standing in the service yard than have you find it on installation day with the units already delivered.

The short version
- "Electrical wiring and isolator connection" means wiring the system to a supply โ not creating one.
- New wiring, extensions and work at the distribution board must be done or supervised by an EMA-licensed electrical worker. Your aircon technician is usually not one.
- Older flats, borrowed supplies and upgrades to larger systems are the four cases where a new circuit is likely.
- Extension cords and shared sockets are not a supply for a fixed outdoor appliance in this climate.
- If you are already renovating, add the circuit then. It is the cheapest it will ever be.
